What is an active adult community and how does it differ from any other condo community?
An Active Adult Community is one that restricts the age of its residents to 55 and older. If you are a
spouse of someone who is over 55, you are “Qualified” and can be a resident in the community.


What are the homes like at Country Club Acres?
The homes are 1200 - 2000 square feet, with a one or two car garage and full lower level basements.
All provide one level living with second level guest quarters. Some have three bedrooms
while others have two bedrooms with lots of storage.

Why do the same style homes have a range in price?
Each of the units is priced individually according to specific site characteristics.
We site our homes very carefully and take into consideration the homes’ views,
its exposure to weather, whether or not it will have a walk out basement,
the relationship to other homes and the street and other unique qualities.

Which are the most popular upgrades?
We display many upgrades in our model home so our customers will have an opportunity
to see some variations in flooring, kitchen cabinetry and counter surfaces, finish moldings
and built ins. A list of upgrades displayed in the model home is available on request.
However, we have made an effort to include most desirable features in the base price.

What are the monthly condo fees?
The monthly fee is currently estimated to be $200.00

What does my monthly fee cover?
The monthly condo fee covers water usage and sewer, maintenance and landscaping of common areas.
(Community Clubhouse, walking trails, streetlights, sidewalks, and parking areas). In addition, the
condo fee also covers maintenance of all building exteriors, snow removal, trash removal and
operation and maintaining recreational areas. It also covers a blanket insurance policy.
Once you reserve a unit, you will be given a document package that will include a copy of the budget.

Who maintains the landscaping?
A landscaping contractor is hired to maintain all common areas. Homeowners
are allowed to plant annuals and shrubs in predetermined locations.

What is the tax rate in Worcester and what will my taxes cost per year?
The current (2007) tax rate (tax year runs from July 1 to June 30), is 12.10 per $1000.00 based on
the assessed value of the unit. Worcester historically has assessed at 75% of the market value.

How are the taxes calculated?
Homes are taxed at close to full valuation based on the value determined by the City of Worcester. Value is
determined based on the sales of similar units that occurred in that calendar year, not the sales price.

Can you park a truck or RV on the site?
Any commercial vehicle must be kept in the garage.

Who is the Board of Trustees for Country Club Acres LLC?
Farooq Ansari, the owner/developer acts as the sole Trustee until the community is approximately 90% occupied.
At that time a Board of Trustees will be formed. A community election will be held to appoint a Board of Trustees.

Can I have a Pet at Country Club Acres?
Pets are permitted. There are regulations concerning pets in the condominium to ensure pets
do not become a nuisance. Owners are required to clean up after their pets, keep them leashed
and to ensure noise is not an issue.

What is the age of the homeowners at Country Club Acres?
Country Club Acres will be made up of homeowners who are 55 years of age or older.
There is a nice mix of people who are active and independent. Country Club Acres is a very
appealing lifestyle for retirees and those approaching retirement.

Do I get a chance to inspect the quality of construction of my home during construction?
You may visit your new home while it is being constructed, however, due to insurance
liability you must be accompanied by a Country Club Acres LLC staff member.

Do I own the land?
Yes, you own the land in common with all the other unit owners.
The units are owned by Fee Simple.

How does the buying process work?
Once you have decided on a particular floor plan and determined which site suits your needs, the first
step is reserving the unit. The deposit required to reserve a unit is $1000.00. You are under no obligation
to purchase a unit at this time. You will have a period of 20 days to review the condo documents and
Options and Upgrades. Should you decide to purchase the unit, you will enter into a Purchase and Sales
agreement. At this time a 10% deposit is required, made payable to our attorney, Samuel Desimone, at
Mountain, Dearborn and Whiting, LLC. At the time of ordering your upgrades, you are required to pay
100% of your upgrades to Country Club Acres.

When will my home be complete and ready for occupancy?
The completion of your unit will depend on where it is scheduled on our construction calendar,
as well as the specific extras and finish details you select. We keep the pace of our construction
even throughout the year. You will be given an estimated completion date when you sign the
Purchase and Sales agreement. We will give you periodic updates during the construction process
and notify you at least two weeks prior to closing.

When do I get to select what goes into my new home?
We feel it is important for you to be able to personalize your home. If your new home is presently under
construction, you may be more limited to what selections and options you are able to choose. You will
be given a time for when selections are due at the signing of your Purchase and Sales Agreement.

How many units are planned?
A total of 108 units are planned over three to three and a half years, based on several phases.

What amenities will be on the site?
Country Club Acres will have a community clubhouse and walking trails. The Clubhouse will have a gathering
room with kitchen, card room, Internet café, exercise room, nurses’ station and possibly an ATM machine.

Is Country Club Acres a Gated (Limited Access) Community?
Yes, only residents of Country Club Acres will have card controlled access to use the Garrison Avenue entrance/exit.

Where are the Medical Facilities?
Worcester offers excellent medical facilities including Umass/Memorial Hospital, located on Lake Ave:
approximately five minutes from Country Club Acres. Med. City (St. Vincent’s Hospital) on Worcester Center Blvd.,
a state of the art facility approximately ten minutes and several others close by.
